A roof rarely leaks in the middle of a sheet or a tile. It leaks where the roof meets something else: a wall, a chimney, a skylight, a whirlybird, a solar bracket, or another plane of roof. We replace corroded and undersized valley trays, dress and seal wall and parapet flashings properly into the render or brickwork rather than smearing silicone over them, and re-collar penetrations. Where a join needs a membrane rather than a mechanical fix we roll on a flexible waterproof coating and leave it long enough to cure before we test it.

The last roofer just siliconed it. Why did that not hold?
Silicone over a badly fitted flashing is a twelve-month fix at best in this heat. The join moves, the bead splits, and the water comes back through the same gap. The flashing has to be sized and dressed correctly first, and then sealed.
How long do valleys last in Townsville?
Twenty-five to thirty-five years for a good coated steel valley, less if leaf litter has been sitting in it. Salt air on the northern beaches shortens it further, which is why we spec a heavier coating out there.
