Water gets in at one place and comes out somewhere else. On a tiled roof it commonly runs three metres along a batten before it finds a ceiling joint, so the stain on your cornice tells you very little about where to look. We start in the roof space with a light, follow the staining back up the timber to where it starts, then go topside and look at the tile, valley, flashing or penetration directly above it. Where the source is not obvious we run water on the roof in sections until we reproduce the leak. You get photographs of the entry point, a plain explanation of the cause, and a fixed price to fix it.

Two roofers had already been out and neither found it. Marcus went into the roof space first, followed the stain back along the batten and found a cracked tile nearly three metres from where it was dripping. Fixed and hose-tested the same morning.
