We find where the water is actually getting in, repair it, and run a hose over it before we come off the roof.
Why we look before we quote
The wet patch is not the problem.
Water gets in at one place and comes out somewhere else. On a tiled roof it commonly runs three metres along a batten before it finds a ceiling joint, so the stain on your cornice tells you very little about where to look.
We start in the roof space with a light, follow the staining back up the timber to where it starts, then go topside and look at the tile, valley, flashing or penetration directly above it. Where the source is not obvious we run water on the roof in sections until we reproduce it.
That is why we do not quote a leak over the phone. A cracked tile and a failed valley can produce exactly the same ceiling stain, and one is a two hundred dollar fix while the other is closer to three thousand. You get photographs of the actual entry point, a plain explanation of the cause, and a fixed price to fix it.

A light in the roof space first, the staining followed back up the battens and rafters to where it actually starts. Only then do we go topside and look directly above that point. Where the source is not obvious we run water on the roof in sections until it reproduces.

Broken and slipped tiles matched and replaced. Ridge and hip capping lifted, re-bedded on fresh mortar and pointed with a flexible compound that moves with the roof. Every perimeter, ridge and hip tile mechanically fixed as well as bedded, because that is what wind Region C asks for.

Valley trays replaced or refitted with correct laps and upturns. Wall, chimney and skylight flashings dressed and sealed into the render or brickwork properly, never smeared over with silicone. Penetrations re-collared while access is already open.

Gutters and valleys cleared, downpipes sized off the roof catchment rather than what was there before. Then water goes over the whole repaired section before anyone comes off the roof. If we cannot make it leak again, it is fixed.
Wet season and Region C
Built for this town's weather, not a mild one.
Townsville sits in wind Region C, the cyclonic classification, so roofs here need closer fastener spacing, mechanically fixed perimeter tiles and heavier tie-down than a roof further south. It adds roughly eight to twelve per cent to a re-roof and it is specified on every repair too, not just the big jobs. That is the conversation to have in the quote, not after a February blow.
September to November is the booking window for a gutter and valley check, before the leaf litter that built up over the dry gets tested by the first real storm. We fill that window early every year, so a January call waits behind the leak jobs.
If a roof has already opened up
The first job is stopping the water, not pricing the repair. We write the scope and cause statement in the form insurers ask for, send the photo set through the same day, and talk to the assessor directly if they want to walk the roof. We are glad to write that report even when an insurer sends their own trade to do the repair.
The storm line

Outside the wet season, leave a message and we ring back before seven the next working morning. We start at six because the tiles are still cool then, and we will call you before 6:30am if rain has taken the day off us.
