There comes a point where re-bedding and re-screwing are just deferring the decision, and on a roof past thirty-five years in this climate that point usually arrives all at once. A re-roof from us starts with the structure, not the sheeting: batten condition and spacing checked, tie-down assessed for the span, and the fixing schedule set to wind Region C before anything comes off. We strip and re-sheet or re-tile in sections so the house is never open overnight, replace sarking, flashings, valleys and guttering as part of the job rather than as extras, and hand over the certification you will want when you sell.
