A general building inspection will tell you a roof is in fair condition. It will not tell you that the ridge capping has three years left, that the valleys are original, that the roof has never been re-screwed, or that the downpipes are two short of what the catchment needs. We produce a roof-only condition report: every plane walked where safe, roof space entered, fasteners and flashings assessed, remaining life estimated for each element, and a costed schedule of what needs doing now and what can wait. It is a roof condition report, not a completed residential building inspection, and we say so plainly on the front page so your conveyancer knows exactly what they have.
